I guarantee it will be easier to get some action if you leave your parents' house and get your own apartment.
"Try and keep it quiet because my mom is sleeping in the next room" doesn't really qualify as "dirty talk" to most people.
I still think that possibility is more likely than any of the other scenarios you posted though, so I'll vote for you anyway.
